(h) Depreciation
1.
Investment properties
No depreciation is provided for investment properties and investment
properties under development.

Other fixed assets
Depreciation on other fixed assets is calculated to write off the cost,
less their estimated residual value, if any, on a straight line basis over
their estimated useful lives as follows:

Furniture and equipment

(i) Financial assets

Held-to-maturity investments
Held-to-maturity investments are non-derivative financial assets with
fixed or determinable payments and fixed maturity which the Group’s
management has the positive intention and ability to hold to maturity.
Held-to-maturity investments are initially recognized in the statement of
financial position at fair value plus transaction costs and subsequently
carried at amortized cost using the effective interest method, less any
identified impairment loss. Any impairment loss is recognized in profit or
loss when there is objective evidence that the asset is impaired (note 2(j)).

Other investments in equity securities
Investments in equity securities that do not have a quoted market price
in an active market and whose fair value cannot be reliably measured are
recognized in the statement of financial position at cost less impairment
losses (note 2(j)). Other investments in equity securities are classified
as available-for-sale equity securities and are initially recognized at fair
value plus transaction costs. At the end of the reporting period, the fair
value is remeasured, with any resultant gain or loss being recognized
in other comprehensive income and accumulated separately in equity.
Dividend income from these investments is recognized directly in profit
or loss in accordance with the policy set out in note 2(q). When these
investments are derecognized, the cumulative gain or loss previously
recognized directly in equity is reclassified to profit or loss.

值加交易成本初始確認,其後按實際利率
法以攤銷成本並減去任何可識別減值撥備
入賬。當有客觀證據證明資產已減值時,
減值撥備經確認並計入損益(附註

)。
2.
其他股本證券投資
於交投活躍市場上並無所報市價及其公平
值未能可靠地計量之股本證券投資,乃於
財務狀況表內按成本扣除減值虧損確認(附
2(j)
)。其他證券投資分類為可供出售證
券,初步按公平值加上交易成本確認。本
集團在每個結算日重新計量公平值,由此
產生之任何收益或虧損均在其他全面收益
確認,以及於權益中累計。此等投資之股
