An analysis of net book value of properties is as follows:
(a)
The investment properties and investment properties under
development of the Group were revalued as at December 31,
2012 by Mr. Charles C.K. Chan, Registered Professional Surveyor
(General Practice), of Savills Valuation and Professional Services
Limited, on a market value basis.
The net book value of investment properties of the Group includes
an amount of $Nil (2011: $5,985 million) in respect of an asset
held under a finance lease.
The net book value of other fixed assets of the Group included
long leases of $9 million (2011: $9 million) in respect of land
and building held in Hong Kong, medium term leases of $8
million (2011: $8 million) and long leases of $35 million (2011:
$32 million) in respect of land and buildings held outside Hong
Kong respectively.
Property leasing revenue includes gross rental income from
investment properties of $6,711 million (P.E. 12/2011: $3,168
million; Y.E. 12/2011: $6,093 million).

本集團投資物業之賬面淨值內包括根
據融資租約持有之資產,其賬面淨值
為零(二零一一年:五十九億八千五
百萬元)。
本集團其他固定資產之賬面淨值包括
位於香港以長期地契持有之土地及建
築物九百萬元(二零一一年:九百萬
元)以及香港境外以中期地契持有之土
地及建築物八百萬元(二零一一年:八
百萬元)及以長期地契持有之土地及建
築物三千五百萬元(二零一一年:三千
二百萬元)。
物業租賃收益包括投資物業之租金收入
總額六十七億一千一百萬元(二零一一
期間:三十一億六千八百萬元;二零一
一年度:六十億九千三百萬元)。
